Overview
Campus Walk is an eight-unit multifamily property in the Five Points district of Athens, on the south side of the University of Georgia. The single all-brick building holds eight one-bedroom, one-bath flats of approximately 660 square feet, each with individual heat-pump HVAC, in-unit stacked laundry and luxury vinyl-tile flooring. The 0.36-acre infill parcel carries 16 on-site spaces, two per unit, which is uncommon in this pocket of Athens.
Ownership acquired the property in 2011 and has held it since, reinvesting steadily rather than trading it. The envelope was addressed first — a commercial rubber-membrane roof and double-pane windows throughout — followed by individual Goodman heat pumps across all eight apartments between 2016 and 2018. Interiors were taken unit by unit: maple luxury vinyl-tile flooring in 2018, LVT in the baths in 2020, smooth-top ranges, brushed-nickel fixtures, low-flow fittings and refurbished tubs. Site work followed, with a new driveway and resurfaced parking lot, a concrete dumpster pad, slate foyers, new front doors and refreshed landscaping.
